To Construct a Detached
Garage or Accessory Structure
This information sheet has been written to help you with
your construction project. It lists the information needed to be
submitted with an application for your specific project.
NOTE – All projects must be accompanied with
a site plan. Please submit the following information to
obtain a Building Permit:

Submit a copy of your site plan
with a completed building permit application.

Indicate the location of the proposed
garage or shed on your site plan with dimensions and distances
to the property lines.

Submit a scaled drawing of your
detached garage or accessory structure showing the work to be performed
including exterior elevations. Please include list of materials
used, a footing detail, a typical wall section and details of
the roof construction. Please
include electrical, plumbing, and HVAC (Heating and Air
Conditioning), if applicable. Separate electrical, plumbing, and
mechanical permits will be required as applicable.

Specify type of paving material (5 inch
minimum thickness required).

You will be required to call for a footing
inspection, foundation wall inspection (if applicable), plumbing
inspection (if applicable), electrical inspection (if
applicable, mechanical inspection (if applicable), and a final
inspection.

Please provide 24 hour notice for an
inspection request.
Detached garages or
accessory structures are required to meet all minimum setback
requirements of the Zoning District in which they are located.
Detached garages and accessory structures in the rear yard shall not
occupy more than 25% of the rear yard, and the maximum gross floor
area shall not exceed 900 square feet.
RL- Residential Low Density Zoning District

Detached structures are not permitted
within the front yard setback, or within any utility or storm
water easement.

In general, the side yard setback is 6’ for one story, and
8’ for two stories. (Corner lots and through lots have special setback
requirements)

In general, the Rear Yard Setback is 3’.

Required setbacks may vary dependent on
the zoning district in which you reside. Please call
515-239-5153 for setbacks on a specific property.
Construction permit applications can be
obtained in the Inspections Division located on the second floor in
the Ames City Hall building at 515 Clark Ave., Monday through Friday
from 7:30 AM to 5:00 PM. Our telephone number is 239-5153 if you
